How often should a garage door be inspected?

Once a year suits most households, and early spring, after the salt and freeze-thaw season, is a natural time. A door that opens many times a day, an older door, or one on a rental where nobody watches it closely does well with a look each season. The sensor light is blinking. What does that mean?

On most openers a steady light on each photo-eye means the pair are aligned and seeing each other, and a blinking light means the beam is interrupted or the sensors are out of line. Common causes are a bracket nudged by a bin or a tire, dust or salt film on a lens, low sun at a certain hour, or a chafed wire. What should I do while I wait for the technician?

Keep children and pets out of the garage, do not press the wall button or a remote, and do not try to push or pull the door. If the door is fully closed and the opener is still trying to move it, unplug the opener. Move anything valuable out from under the door if you can do so without touching it. Why is the bottom section handled differently from the others?

The bottom section is where the lift cables attach, through the bottom brackets at each end, and those cables are under the full pull of the springs. Before the brackets come off, the springs have to be unwound or unhooked so the cables go slack. The bottom section also carries the seal retainer and astragal that meet the floor. Are the bottom rollers different from the rest?

The wheels themselves are usually the same, but their home is not. The bottom rollers sit in the bottom brackets, which also anchor the lifting cables and therefore carry the counterbalance load whenever the door is closed. That is why manufacturers put warning labels there and why this position is handled by a trained technician who either exchanges the roller without disturbing the bracket or relieves the spring tension first. Can I keep using the door until the hinge is replaced?

It is better to leave the door closed and use another way in and out. A joint with a failed hinge flexes more on every trip, which strains the neighbouring hinges, can pull a roller out of the track and can crease the panel itself. Can I hammer the track back myself?

A track is under load from the door resting in it and, at the top, from the spring shaft on the flag bracket, so working on it means securing the door and sometimes unloading the springs first. Freehand hammering also tends to push a dent into a ripple that a roller feels even more. What should I do while waiting for the visit?

Leave the door in the position it is in and stop using the opener. Move the car and anything else you need out of the garage by another door if you can, and clear the floor near the door so the technician has room to work. The motor hums but the door stays put. What is usually wrong?

A hum with no movement means the motor is receiving power but something is stopping it turning, or stopping its turn from reaching the door. On AC units a failed start capacitor is the common cause; on chain-drive heads a stripped nylon drive gear is the other. Less often the trolley has simply been released from the carriage. Should I oil the chain?

Follow the opener's manual, and lean toward less. Many makers ask for the chain to be left dry or given only a very light treatment, because a heavily oiled chain collects grit that grinds the sprocket and drips onto the car. The grease that matters is white lithium on the rail where the trolley runs, renewed every two or three years, and on the gears inside the head, which the technician packs during a repair. How long does a belt-drive repair take?

A tension adjustment with the safety tests is a short visit. Replacing the belt, trolley or idler pulley, then phasing the motor, relearning limits and running the reversal tests, is usually an hour or two. A gear-and-sprocket kit at the motor head takes longer because the head unit is opened. If the balance test turns up spring work, that is agreed as a separate job with its own time. The door is frozen to the floor. Why does the opener reverse?

Because the operator is protecting the door. Its force setting is tuned to the small effort a balanced door needs, so a seal glued to the concrete by ice registers as an obstruction and the door heads back up rather than ripping the rubber or bowing the top panel. What happens to my current opener?

Its condition, intended capacity, rail position and connection geometry are reviewed against the proposed door. If it is suitable and included in the scope, it can be reconnected after the new door passes manual travel and balance checks. What does an R-value tell me?

An R-value describes resistance to heat flow under stated test conditions. It is useful only when you know whether the figure applies to insulation material, a section or the complete door assembly. Can reinforcement be added to my current door instead?

Sometimes a door manufacturer provides a documented reinforcement arrangement for an existing model and size. Adding generic struts does not create a known rating by itself because tracks, rollers, hinges, anchors, sections, and jamb connections also share the load. Are the decorative handles and strap hinges functional?

On most sectional carriage designs, they are visual accents rather than working swing-door hinges. Their placement still requires care. They must attach where the section construction permits, align evenly across the face and clear trim and joints throughout travel.
